Update Your Lighting And Improve Your Chance Of Selling

Although it may seem unorthodox, installing new lighting fixtures can be a bright light to the end of a real estate tunnel. There are a number of techniques that you can use to improve your chances of a successful home sale.
1) Add More Lamps
During the home selling process, it is best to remove any personal items such as family portraits and picture frames. This can however leave rooms in your house looking boring and bland. To combat this, be sure to add lamps and lighting to any room that is looking dull. This will provide a warm and welcoming atmosphere.
2) Change Your Lightbulbs
Imagine walking into an open house and all of the lightings had mismatched hues, some with warm white, some with bright white and perhaps even some rainbow colours. The blue tone of bright white light can create a harsh and clinical-feeling atmosphere. Make sure that all of your light fixtures have the same tone. I suggest ‘warm’ light bulbs throughout your home to create an inviting and cozy experience.
3) Catch Up with Trends
As time goes on, trends change. Have you noticed that as popular as shag carpeting was in the 1970s, you don’t see it much anymore? So if you decide to install new light fixtures to help sell your home, be sure they are modern and tasteful. Also, avoid any crazy colours unless the colour scheme matches the current style of your home. As a rule of thumb, it is best to go with neutral colours and styles that match your decor. For example, choose brush nickel light fixtures when you have brush nickel door hardware.
4) Spend Time on the Exterior
Many forget the importance of outdoor lighting. Exterior lights provide a unique ambiance to a home that can’t be found with any other lighting fixtures. Anyone looking to add some curb appeal to the exterior of their home can invest in some lanterns, pot lights or solar lighting along pathways and entrances. These are timeless fixtures that look great with practically any home. Similar to the interior of the home, be sure to make sure to use warm white lighting and that all of the bulbs match.
5) Don’t Overspend
Anyone who has shopped for new lighting fixtures will tell you that they greatly range in price, sometimes reaching up to over $1,000 each! It is important to remember that you are purchasing solely for the purpose of marketing your home for sale. Many on-trend styles are offered at affordable prices through most home improvement warehouses.
