When selling a home, owners often think about how they can improve their house to appeal to buyers and list their house for more money. The first room homeowners think about is the kitchen. It’s the first room buyers look at but can be the most expensive to upgrade. A cheaper and smaller project to tackle would be the bathrooms. Bathrooms are the second most used rooms in the house and unlike the kitchen can be inexpensive to upgrade. Check out these five bathroom renovation tips that will help you impress buyers and add value to your home.
#1 Add More Storage
The bathroom stores a lot of stuff, from towels to toothpaste. If you have multiple people using one bathroom, you may need to store double or triple the amount of stuff. Do not be stingy with storage as the more you have the more convenient it will be for buyers. If space is tight go for tall shallow shelves or overhead cabinets.
#2 Replace Or Add Tile
The best way to make a bathroom look updated, clean and modern is to replace the tile in it. A new tile floor can brighten up even the smallest of spaces. Stick with something classic, neutral and a simple pattern that will not go out of style quickly. Large tiles will help a room feel bigger and diagonal tiles will help a narrow room feel wider.
#3 Update Your Lighting
If it has been a few years or over a decade since you updated your lighting consider doing it now. New light fixers can be an inexpensive way to brighten up your bathroom and add a modern look. Add a dimmer for more control and if your shower is far away from the vanity lights, consider adding overhead lighting to really illuminate the room.
#4 Upgrade Fixtures
A small and simple way to improve the look of your bathroom is by upgrading your tap and faucet fixtures. Go for a popular finish like satin or brushed nickel, which will look nice with most tile. Or you can go classic with chrome! Remember to also update your shower head and faucet for cohesiveness throughout the room.
#5 Redesign
If it is in your budget to update the design of your bathroom, the two areas we would recommend changing are the sinks and the shower. The double sink has become the popular choice for master bedrooms and guest suites. They offer lots of storage, convenience and help make a room look balanced.
And finally, consider removing an outdated tub/shower combination and having a contractor replace it with a tiled glass door shower. Even in small bathrooms, a spacious shower can really pull a room together. And for small touches, potential buyers will thank you for, consider adding storage shelves or a bench inside.
